Although the calendar says that summer is coming to an end, we are enjoying our Second Summer Season. The temperature is not the only thing that’s heating up these days, the South Santa Barbara County residential real estate market is hot and well appointed homes are still selling for a premium. We have met many new buyers and several victims of the Palisades/Altadena fires looking to make Santa Barbara home, wanting turn-key properties or only a “cosmetic update” but not an extensive remodel.
Most U.S. metro areas have seen home prices rise year-over-year, and California leads the way with 6 of the ten cities included in a recently published list of “America’s Most Expensive Zip Codes.” Santa Barbara did not miss out with Montecito ranked at #5 and Hope Ranch at #6 (the article is linked in the “In the News” section).
While this is noteworthy, local dynamics matter a lot and there are still good values out there if you know where to look. On the bigger economic stage, all eyes are on the Federal Reserve as it debates a possible rate cut next month. Some reports point to a slowing economy, while others show inflation heating up. Even with the mixed signals, many analysts believe we’ll see a cut in September, and the stock market has been reflecting that optimism with record highs.
Closer to home, we are feeling the shift in energy as vacations wrap up and school gets back in session and expect momentum to build after Labor Day. LUXURY MARKET YTD 2025 + OUTLOOK
The demand for ultra-luxury estate homes in our beautiful coastal community remains robust, as affluent buyers from around the globe are drawn to Montecito, Hope Ranch and Santa Barbara.
LUXURY MARKET SALES VOLUME | In 2024, 33 homes traded over $10M and 12 of these traded over $20M with the highest sale at 2781 Padaro Lane for $96M.
The Ultra Luxury trend continues into 2025 with a total of 30 properties trading over $10M through July of 2025 with 21 of these homes in Montecito. Of these 30 properties, 9 traded for $20M or more which is 22% lower than the 11 properties during the same time 2024. The 30 properties trading over $10M this year is a 43% increase over the 21 properties during the first half of 2024. The high sale remains in January for $30,000,000 at 956 Mariposa Lane in Montecito.
SALES PRICE | The median sold price for SFHs in Montecito is up 4% over 2024 at $5,625,000 YTD. We feel the median price is a better indicator since one Ultra Luxury sale can artificially elevate the average sold price.
LUXURY MARKET CASH SALES | Enthusiastic buyers are undeterred by interest rates evidenced by the trend of 41-77% of homes in Montecito trading for all cash each month in 2025. While much has been said about the impact of high interest rates on residential sales, stock market sentiment holds more weight for many high-net-worth clients and the stock market has been reflecting optimism with record highs.
LUXURY MARKET OFF-MARKET ACTIVITY | Off-market deals are still thriving as evidenced by 26 of 136 homes (19%) in Montecito trading off market through July of 2025. We have been successful in putting many deals together privately by networking extensively with other top agents and being “in the know” when a homeowner prefers a quieter sale.
