A RUSTIC LODGE SPIRIT FINDS HOME ON THE FLORIDA COAST

OOn the tip of Marco Island, challenging site conditions inspire creative solutions, resulting in a home that blends a fisherman’s dream with the comforts of a family’s coastal retreat. “The clients want the house to feel casual and inviting, with nods to their Minnesota roots,” says Minka McDonald, President of Jinx McDonald Interior Designs. “It’s a grand property, yet there’s an unmistakable sense of ease in every detail.” That ease is expressed through the relaxed California Coastal aesthetic that McDonald blends with Florida’s coastal charm and their Upper Midwest style.

Before the relaxed, welcoming atmosphere of the home could come to life, Luxury Builder Thomas X. Lykos, Principal of The Lykos Group, faced a challenging site located within the Coastal A Zone. This area is classified as a VE zone under building codes due to the heightened risk of wave action. Rather than backing away, Lykos brought together a team of experts, working side by side to review FEMA’s data and share updated insights. Through this collaborative effort, they confirmed the accuracy of a new flood map that had yet to be introduced. “We proved to FEMA their calculations no longer applied by hiring experts to expedite the process,” Lykos shares — it’s about targeted problem solving, not cutting corners. u

Front Elevation (Previous Spread): “I like to use diverse materials and elevations to guide the eye across the architecture,” shares Alberto Abad, Design Principal of New Architectura, who crafts a dynamic exterior that Minka McDonald, President of Jinx McDonald Interior Designs, dresses in warm white with a contrasting metal roof. For this coastal modern home, strong horizontal lines, cantilevered eyebrows over the windows, and textural ledgestone converge to create a layered dimension. Senior Project Manager Philip McHenry of Architectural Land Design appreciates how the footprint reserves land for a garden courtyard, making the landscape a discoverable experience.

Living Room: Up close, the fireplace surround reveals a plastered texture, imparting a restful calm — a finish McDonald echoes in the sculpted kitchen hood. Beneath it all, flooring installed by Sena’s Flooring grounds the space with understated elegance. Within the fireplace, black herringbone brick adds depth and weight, while soft fern-patterned pillows from Schumacher bring a hint of nature to the Vanguard sectional. Four tailored-form swivel chairs from Hickory Chair create a conversational area with a direct sightline to the wine bar and its enclosure — a space McDonald defines as crisp in design and outfitted with every necessity within reach.

Lykos credits Alberto Abad, Design Principal of New Architectura, for his additional in-depth research into updated FEMA requirements and a structure “absolutely perfect” for the lot. For Abad, the greatest reward comes from exceeding the homeowners’ expectations. “The clients love the house — that’s the award I like to win,” Abad shares. In concert with the architecture, Senior Project Manager Philip McHenry of Architectural Land Design tends to the land. “We wanted an impactful sense of arrival,” shares McHenry. “The house is prominent with a powerful tower element, and we wanted to capture that as you approach the home.”

To the left of the entry, a lush courtyard sits beneath the stair tower, its open layout drawing natural light deep into the heart of the home where McDonald centers the interior. Rustic pieces anchor the rooms, tailored furnishings add refinement, and the interiors exude a bright, airy sensibility drawn from the shoreline’s driftwood and sandy hues. The view out the living room windows frames the water — an intention set forth by Abad. u

Entry & Stair Tower: One wouldn’t expect a single interior step to shape the home’s exterior, but here, it eliminates the need for outdoor railings — a clever accommodation that preserves clean lines on the exterior, and a frame for a luxury entry rug from International Design Source. Natural light streams through black-framed 400 Series windows and a pivot door from Andersen Windows & Doors — sourced through Florida Wood Window & Door — illuminating McDonald’s mitered-nosing stair detail and bold geometric black railings, while overhead, a unique chandelier evokes sea birds in graceful flight.

Kitchen: “I took the cabinetry all the way up to the ceiling,” states McDonald. “It is impressive and extravagant, but feels casual — a great juxtaposition.”

The soft sandstone and white palette of the cabinetry — crafted by High Tide Cabinetry & Design — becomes dynamic when contrasted with the black glass-front cabinets set atop the Mystery White marble countertop, all complemented by premium appliances sourced through Fuse Specialty Appliances. Gnarled dual-toned Emtek pulls in matte black, along with three Regina Andrew pendants, carry the drama through.

Kitchen View Of Butler’s Pantry: To bring warmth and a furniture-like feel, McDonald designs a hutch-style built-in with open shelving layered with textured and coastal-themed accessories. This beverage center and serving station supports the two 13-foot long islands, each equipped with sinks, undermount refrigerators, freezer drawers, and dishwashers with integrated waste systems. McDonald repeats the wood-toned shelving in the pantry, ensuring a cohesive transition and extending the kitchen’s inviting, curated atmosphere.

Dining Room: “Minka truly captured the blend of coastal contemporary and hunting lodge,” says Lykos. “We have a white ceiling with substantial wood beams instead of all wood, striking a balance that represents both styles very well.” Above the robust table from Four Hands is a twiginspired chandelier from Currey & Company — blending these styles with refinement. A built-in serving station, topped with Black Vermont quartzite in a river-washed finish from UMI Stone, repeats that material from the outdoor kitchen.

Hallway & Study: From this vantage point, the wine enclosure comes into view, its sunlit frame mirroring the black panes of the study doors and windows. McDonald lines the trays in the ceiling with sleek wood in place of traditional crown moulding, reinforcing the clean contemporary aesthetic. Finished in a rich nutmeg hue, the wood imparts warmth that echoes the saddle leather pendants from Ralph Lauren, uniting the space in a harmonious and inviting material palette.

Laundry & Mud Room: Just steps from the fishing pavilion, this laundry and mud room masterfully combines everyday functionality with high-impact interior design. McDonald anchors the space with striking black-and-white starburst tile from Design Works, extending the bold, high-contrast theme to the cabinetry. A classic farmhouse sink paired with a vintage faucet from Naples Plumbing Studio adds timeless charm, while a practical ledge above echoes the details of the custom cabinetry and countertop, perfectly blending style and utility.

McDonald weaves in neutral botanical prints, a twig-form light fixture, and a palm-frond-style framed mirror, along with other accents that subtly affirm the home’s Florida setting. Yet the design is more than decor — she forgoes traditional window casings and trim so openings read clean and modern, while mitered-nose stairs offer a precise, tailored detail. Both are deliberate choices in achieving a sophisticated look well-suited to Marco Island.

This property has exceptional water access and views, so the outdoor elements are equally important. McHenry curates destinations — from turf areas for play to tranquil fire bowls around the vanishing edge pool for ambiance into the evening. For the avid fisherman, Abad hooks every need on the first pass to design a fishing pavilion with ample storage, an ice maker, and a private bath — all linked to the dock by a gently sloped ramp that underscores the home’s practical luxury. With every challenge met, the house is both a fisherman’s dream and a family’s coastal paradise. n

Primary Bedroom: Across the wall, out of frame, more windows reveal the endless views of the water — Abad intentionally offsets the television to ensure the best views are unobstructed. Framing this panorama, McDonald selects ripple-fold drapery embroidered with a ginkgo leaf motif. Furnishings are rich in texture, especially the bouclé sofa from Bernhardt, paired with a sculptural table and a palm-leaf-look mirror from Home & Salvage, creating a setting that feels both relaxed and refined.

Primary Bathroom: Crisp white cabinetry paired with a luminous Cristallo countertop creates a fresh atmosphere, while gold fixtures accent the shower against large-format porcelain tiles featuring caramel and gray veining, crafting an earthy yet airy retreat. Tall storage towers in a sandstone finish surround the soaking tub, lending the space visual weight and presence. Overhead, a delicate Wilson Lighting fixture adorned with shimmering silver leaves brings a subtle touch of nature, crowning the bath with a sense of tranquility.

Bunk Room & Bathroom: McDonald and the client discovered this delicate Oly dresser during a trip to High Point Market; it now rests against a striking mural wallcovering by Phillip Jeffries — a statement paper that set the tone for the entire room, reflected in everything from the overhead fixture to the artwork. The intricate floor tile in the en-suite resembles a wallcovering, lending a sweet persona. That sentiment extends to other fixtures, including the wavy framed mirror and matte white sconces with a gesso finish from Currey & Company.

Bunk Room & Bathroom: A nautical vibe flows through this bunk room with navy bunk beds — two full-sized beds on the bottom and a twin bunk overhead — from Pottery Barn. Navy and white bedding from Eastern Accents, along with the wooden touches — including surfboards and a driftwood lamp — heighten the coastal aesthetic, carrying it into the en-suite. The rustic cabinetry atop the deep blue hexagonal tile is a playful nod to a boat on the open water.

Outdoor Kitchen & Day Bed: For entertaining, the outdoor kitchen — layered with coastal textures like woven pendants from Serena & Lily — offers both style and a spectacular view. Black NatureKast Weatherproof Cabinetry, paired with premium appliances from Fuse Specialty Appliances and a hibachi-style surface from Evo, makes every style of hosting and cooking possible. When it is time for retreat, this swinging daybed from Ebel Incorporated is the perfect perch.

Pool Bath (Opposite Page): “This pool bath came into being from one of the inspiration photos brought to us by the client,” details McDonald. “It is fun and playful, with asymmetrical elements that, ironically, create a perfect balance.” Stepping through the doorway, the eye is drawn to Abad’s signature eyebrow overhangs — architectural gestures that introduce subtle curvature, cast a cool layer of shade, and lead the gaze naturally toward the glimmering expanse of water beyond. Across shellstone pavers from Ruben Sorhegui Tile, the pool’s waterline appears to dissolve into the bay.

Fishing Pavilion (Opposite Page): A gentle coastal breeze flows through the outdoor living area, where views of boats and the bay beckon. Varying tropical foliage and artificial turf add vibrant green contrast, while a contemporary rain chain introduces a sleek black accent. The scene is framed by creatively wrapped columns in a weather-resistant TimberTech material from AZEK Exteriors, lending a horizontal rhythm to the colonnade.

Rear Elevation: “Creating a resort experience was key,” shares McHenry, noting how the home’s spectacular water access and views drove the pool design. Initially, the building department recommended a detached pool that could float away during storm conditions. Lykos and his team pursued a better solution, connecting the pool to the home in a way that now protects it from wave action. “We use the best materials and construction practices to build our homes,” says Lykos. “We take the time to do it right the first time.”

TUDOR CHARM REINVENTED WITH VOLUME, WARMTH, AND MODERN FLAIR

CCommanding its triangular site, this house expresses ambition by reimagining Tudor architecture with a contemporary perspective. “The idea was to create a house with spaciousness, a strong presence across the front, lots of windows, and places for family to gather and retreat — it’s a Tudor style, but more edgy,” says Parker Borelli, President of Borelli Construction of Naples.

Architect Rob Mongillo of JMDG Architecture | Planning + Interiors composes a series of gable roofs — a hallmark of the Tudor style — to establish a dynamic rhythm along the front façade, while refining the extended eaves and minimizing ornate details to reinforce the home’s modern take on the Tudor style. “We did the reverse of what we usually do to achieve the interior ceiling volume,” Mongillo shares. “We cleverly used a 6:12 roof pitch on the exterior, and an 8:12 ceiling pitch on the inside.” This calculated shift preserves the home’s exterior proportions while amplifying the soaring ceilings on the interiors.

Mongillo introduces an arched entryway as a subtle homage to Tudor tradition. Front Elevation & Entry: Conscious of the triangular lot’s complexities, Mongillo focuses on the critical pre-planning to ensure the home’s grand programming takes shape without compromise. Brigham selects Pure White by SherwinWilliams for the exterior, its crisp façade softened by verdant landscaping and contrasted by modern glazing. “The exterior is stark by design, but the limestone archway begins the palette shift, introducing a warmer tone against the facade,” shares Borelli. From there, the materials transition to an interior composed of warm woods and colorful accents that come alive in the accessories and artwork.

Kitchen Vignette: Counter stools from McGuire offer a modern influence to the kitchen’s traditional material palette with their sculpted forms. Overhead, a tongue-and-groove ceiling integrates black flush-mounted fixtures — a precise move by Brigham to coordinate with the window frames and A/C diffusers. To harness the vertical volume, Brigham designs a custom eightfoot-long chandelier from Wired Custom Lighting, paired with an oversized scale accessory from Global Views, which playfully reinforces the importance of scale, balance, and proportion.

Monumental decorative lighting inhabits the expansive volume of the foyer, bringing the towering heights into a cozy context, while warm white oak ceiling details soften the home’s grand proportions. Just off the entry, the study occupies one of the forward gabled spaces. With ceilings rising to 20-feet, this study’s interior elements — color-drenched walls, exposed beam work, tailored cabinetry, windows on three sides — converge to create a welcoming, intimate space.

Mongillo positions an 8-foot-tall window in the kitchen. What begins as a practical solution to a corner window — which interrupts a standard run of cabinetry — evolves into a stylistic decision as Brigham introduces furniture-like cabinetry that brings an intentional boutique sensibility to the space. Nearby, in the living room, exposed beams and a central fireplace evoke Tudor inspiration, while crisp lines, an angular chandelier, and walls of 12-foot-tall sliding glass doors on two sides showcase the home’s modern spirit. Together, these elements reinforce Borelli’s vision of a home seamlessly connected to both indoor and outdoor living. u

Kitchen: Brigham pairs warm white oak cabinetry — fitted with Armac Martin hardware and extended in height to maintain balance within the room’s soaring scale — with traditional Calacatta Gold marble, replacing the expected waterfall edge on the island with a stepped wainscot profile to blend traditional craftsmanship into a modern form. The Teresa 220mm plank is part of Legno Bastone Wide Plank Flooring’s La Famiglia Collection, sourced from the Naples Flooring Company. It anchors the interiors, while brass toe-kicks add a subtle gleam, providing an artisanal accent. The kitchen’s striking focal point is the backsplash and hood — clad in Calacatta Gold marble from UMI Stone — which frame the professional-grade 60-inch Wolf range. Brigham embraces the architectural shift created by a corner window, allowing the white oak cabinetry to stand independently with a furniture-like presence, while full-height cabinetry across the kitchen conceals a refrigerator and freezer to preserve both function and aesthetic.

Foyer: A polished brass chandelier with soft white shades descends dramatically from the vaulted ceiling, introducing an inviting sense of scale while accentuating the vertical grandeur of the space. Below, the foyer’s direct sightline extends to the reflection pool, with the floor plan branching into two distinctive wings. Brigham infuses a biophilic touch with fresh-cut magnolias, while the warm wood finishes reinforce the palette, revealed through the home’s broad, architectural openings.

Bar: Brigham cultivates a club-like atmosphere at the bar, coordinating finishes with the adjacent kitchen, but it is here that vertical and horizontal lines drive the composition. “There wasn’t a single light fixture on the market that would fit over this bar,” Brigham shares, custom designing a piece of glass reeds joined by a metal surround. Horizontal elements continue in the Calacatta Gold marble shelving, flanked by black-framed glass cabinetry, while the ribbed bar front and stools from Denver Modern emphasize the vertical rhythm.

Study: Rich caramel-toned drapery feels regal against the deep Hague Blue walls by Farrow & Ball, while the stained ceiling beams echo the warmth of the drapery. The warm brown herringbone floor from Legno Bastone Wide Plank Flooring’s LaFamiglia Collection, Teresa 220mm — sourced through Naples Flooring Company — offers a tailored, traditional foundation, while above, the chandelier introduces a crisp modern contrast. Two mocha velvet lounge chairs from Hickory Chair offer a refined texture to the functional office with a substantial desk from Robert James Collection.

Dining Room & Wine Room: “We intentionally chose a white frame for the wine enclosure in place of the more expected black –an understated yet distinctive choice that brings a refined sense of contrast and quiet sophistication to the space,” says Brigham. Nearby, gold-framed artwork and a clean-lined dining table reflect the design’s signature juxtaposition of modern and traditional elements. Just beyond, a tongue-and-groove interior door, standing ten feet tall with a two-foot transom, meets the ceiling height with a sense of elegant proportion.

The bonus room is thoughtfully positioned above the garage rather than within the central living area — a strategic layout choice that takes advantage of the home’s expansive footprint to create privacy, separation, and a sense of destination. This intentional approach is reflected throughout the home, particularly in the primary suite, which is also designated as a private retreat within the plan. Together, these design decisions reflect Borelli’s vision, while Brigham’s interior selections — from the color palette and proportions to furnishings, artwork, and accessories — seamlessly blend modern with traditional.

At the far end of the triangular lot, Mongillo introduces a fire pit encircled by wildflowers, establishing a natural gathering space. Brigham seamlessly extends the home’s refined interiors to each outdoor destination, blurring the lines between inside and out. Together with Borelli’s meticulous craftsmanship, their shared vision boldly reimagines Tudor tradition — demonstrating that timeless architecture thrives when inspired by fearless innovation. n

Living Room: White oak-cased openings refine the transitions from space to space, while exposed beams accentuate the dramatic pitch of the ceiling. Modern furnishings anchor the bright interior with clean lines, while gold-framed artwork depicting a French chateau introduces dynamic tension against the contemporary pieces in the room. Anchored beneath a vintage abstract oil painting by Murray Duncan, a fluted soaking tub from Ferguson Home paired with luxurious Rohl plumbing fixtures enhances the space’s sophistication. “We were able to custom-color the three-dimensional floor tile design,” shares Brigham, detailing the collaboration with Ruben Sorhegui Tile. “We carefully selected stones to harmonize with the wall tile, creating a cohesive monochromatic stone palette that elevates the entire room.”

Primary Bathroom: “We added as much architectural interest and texture within the built environment as we could,” shares Brigham, who designs the cabinetry with mini-reeded door profiles that complement the millwork throughout the home. The vertical lines introduce a rhythm on a miniature scale and, in a bleached white oak finish, lend a softness to the space. Linen and brass wall sconces from Visual Comfort reinforce the serene mood with a diffused glow.

Primary Bedroom: Expansive windows open to a tranquil reflection pool, while Brigham finishes the vaulted ceiling in warm white oak, culminating in a striking floating parasol detail from which billowing drapery hangs to frame the view. Considerations for scale and proportion extend beyond the ceiling, prompting a custom-built-in designed by Brigham and crafted by Borelli Construction of Naples, featuring a painted black frame, antique mirror insets, and a white oak case. Underfoot, the area rug from Abbey Carpet & Floor adds tonal balance.

Bonus Room: Angular light fixtures from Regina Andrew echo the movement of the veining in the Rainforest quartzite backsplash. Abstract artwork, curated accessories, and a series of gathering points create a dynamic yet intimate bonus room. Lounge chairs from Bernhardt are centered around a caramel leather ottoman from Vanguard Furniture. The rich tone of the ottoman is echoed in the bar stools surrounding a chrome-finished high-top table — an element Brigham describes as infusing a touch of glamour.

Guest Room (Left): The arched, shield-shaped headboard maximizes the room’s soaring proportions, while toffee-toned bedding and a fluted table lamp in a gilt finish bring warmth to the architecture through their exquisite hues. Brigham ensures that each guest suite’s interior is as sophisticated as the rest of the home, with the ensuite harmonizing with the bedroom. Visible through the 12-foot door, painted in Shiitake by Sherwin-Williams, the bathroom’s finishes are appreciated as part of the room’s cohesive composition.

VIP Guest Room (Right): Brigham pairs a slate blue mid-century modern bed with a threedimensional area rug from Loloi, woven in warm ivory and taupe to soften the dark floors — a combination that veers from the home’s overall palette, but articulates her intent for each guest room to feel unique. An espresso brown wall sconce casts a romantic glow above the Baker Furniture nightstands, amplifying the atmospheric mood of the landscape painting overhead.

Pool & Fire Pit: “Keeping the overall neutral palette, we wanted the pool deck to be tonal, and to our surprise, the glass color takes on the color of the water, giving it a sophisticated monochromatic look,” shares Brigham, referencing the pool’s iridescent white tile. Beyond the limestone deck, a fire pit and seating from Sunpan showcase Mongillo’s skill in maximizing every inch of the lot, creating intimate destinations within the landscape.

Outdoor Living (Right): “The outdoor living and dining area blurs the line between inside and out with a fireplace that mirrors the one inside,” shares Brigham. An outdoor rug from Design Center by STARK anchors a cozy lounge furnished with pieces as refined as any interior setting. Beyond the spacious quartzite bar, which seats up to fifteen, is the pool house — a self-contained, multi-purpose structure complete with a bathroom. Designed with Andersen Windows & Doors bi-fold doors sourced from Florida Wood Window and Door, the space opens completely to blend seamlessly with the pool and outdoor areas.

WWhen interior design becomes a form of biography, the home speaks in the homeowner’s own voice. For Interior Designer Tye Davis, Principal of Tye Interior Design, capturing that voice meant “studying the Book of Megan” and translating it into a design where Palm Beach charm meets Naples ease.

The prologue is set on a Hawaiian shoreline, where a photo session was nearly overtaken by rain — until the skies cleared. What they captured: her daughter, barefoot in a red dress beneath a rainbow — a moment both symbolic and cherished, and the catalyst for a palette of deep blues, grounding neutrals, and subtle red accents.

That story greets visitors in the entry, where nautical hues of navy, aqua, and shoreline tan set the tone for a pair of artworks — visual tributes to mother-daughter beach vacations. For Davis, these scenes ground the home’s emotional resonance, setting the foundation for a design that unfolds as an elevated scrapbook of life.

The design is inspired by the Hawaiian image on the television art display, featuring a composition of blue, ivory, aqua, and cream. Davis carries these inspirational hues to furnishings, finishes, and the watercolor brushstroke wallcovering in the living room. “We wanted to highlight the wallcovering while introducing warmth,” Davis says. “By asking the artist to layer in honeyed tones and earthy browns within the commissioned triptych, we balanced the blue tones,” tying the palette to the kitchen, where caramel warms the onyx backsplash, soft rose glows in the pendants, and golden honey emanates from the wood-clad hood. u

Entry & Powder Room: At the entry, this custom Woodbridge Furniture bench upholstered in navy with crisp white welt introduces the nautical color scheme, anchoring the poignant artwork above. In the adjoining powder room, a saturated Phillip Jeffries wallcovering forms a bold backdrop, while a root-slice lends beachy texture. The vanity’s finish ties seamlessly to the Legno Bastone Wide Plank Flooring — sourced through Naples Flooring Company — creating a cohesive look throughout the space, while the ceiling, painted in Thousand Oceans by Benjamin Moore, shelters the room in a serene, water-inspired atmosphere.

Living Room: The Sea Salt wall color by SherwinWilliams, a soft neutral green, connects this blue and white palette. In the center of the built-in is the photograph that sparked the color story — flanked by meaningful accessories, some collected and some purchased. A Lowcountry Originals palm leaf chandelier crowns a ceiling clad in bamboo-style trim, nickel gap, and raffia, reinforcing the Palm Beach aesthetic. Navy blue adorns the pillows, while the sandy-toned flooring grounds the room with warmth.

Living Room Detail: The central circle of the commissioned triptych by artist Katarina Tifft mirrors the sunburst shape of the honey-onyx kitchen backsplash. The same material reappears in an onyx bowl just below the art — a refined display of Davis’ ability to carry material and color through the design. Behind the Vanguard Furniture console table and the custom built-in, the wallcovering pattern is intentionally aligned so the motif continues seamlessly, carrying color and movement from wall to wall.

Kitchen: Navy blue anchors the island with a substantial, clean white countertop. Pulling up to this island are counter stools with an X-detail on the cane-wrapped backs, drawn from island end caps. Overhead, Capiz shell fixtures — cylindrical and circular — echo the round motif that begins in the starburst backsplash and continues in the counter stools’ accent pillows. The white oak hood is stained to coordinate with the Legno Bastone Wide Plank Flooring from Naples Flooring Company, creating a cohesive look throughout the space.

Dining Room: Nickel gap cladding, detailed with bamboo-style trim, creates a recurring architectural rhythm that Davis carries throughout the home. Extending from the primary vestibule across the window wall, the treatment anchors the dining space while shaping moments of intentional calm within a lively palette. A blue-framed mirror reflects the inspired drapery, while a rustic table, and a Palecek chandelier — beaded with delicate coco beads — anchor the room with a warm coastal charm.

Davis’ commitment to livability matches that visual richness. “The argument of form and function is over for me,” Davis explains — a philosophy she considers her specialty. “If my clients are investing in beautiful new items, everything must wear like iron and be comfortable.” For this homeowner, durability reflects her warm and welcoming Midwestern spirit. Having studied her closely, Davis embraces materials and finishes that prioritize comfort and simplicity without any hint of pretense. That same balance carries into the architectural detailing, showcasing bamboo-style trim and nickel-gap cladding — choices that convey strength while nodding to tropical escapes.

Beyond the shared spaces, the design shifts from approachable elegance to bold self-definition. Davis creates a garden effect in the primary bedroom with a sweeping canopy of leaves that stretches from the wallpaper onto the ceiling, framed in sculptural trim. This unapologetic use of pattern becomes more than a backdrop. It is a declaration of presence in Palm Beach style, where scale, saturation, and statement feel theatrical and warm. u

Primary Bedroom Vestibule: Davis commissions this multi-panel bas-relief installation from artist Tommy Mitchell. “We collaborated on the color, texture, and arrangement, choosing the soft champagne background to complement the silver accents in this wing of the home,” Davis details. Mounted on saturated navy grasscloth, the piece creates an anchor in the open vestibule. This deliberate placement — anchored by an animal motif, accented with two delicate butterflies, and set against a deep blue backdrop — marries the two spaces, creating a quiet moment of connection within Davis’ layered palette.

Primary Bedroom: The style evokes Dorothy Draper’s confident glamour with a bold wallcovering from Thibaut that is extended as a mural onto the ceiling. A decorative border from the Treillage Collection by Fuller Architectural Panels frames both the mural and the room. Davis repeats this linear motif on the banding of the rocker chairs and the leading edge of the drapery. The drapery ties into the pillows, which feature trellispatterned fabric from Dorothy Draper Home. Even in areas not shown, custom storage solutions by PLC Closets play a vital role in maximizing function and complementing the room’s design aesthetic.

Primary Bathroom: “This bathroom is calming and monochromatic, elegant without being fussy,” Davis says. To complement the tub sourced through the builder’s design center, Davis selects Constellation by Benjamin Moore, a whisper-soft blue that washes across the walls and ceiling. Adjacent, an ombré marble fan-motif mosaic with stainless steel accents from Artistic Tile, sourced through Ruben Sorhegui Tile, introduces whimsical shimmer, while a bleached teak table lends an organic counterpoint to the refined vignette.

Den: Davis grounds the space with a generously scaled navy linen sofa from Restoration Hardware, perfect for lounging. A custom black linen Roman shade ensures complete light control, while the black ceiling amplifies the room’s cinematic mood. To offset the theater-like atmosphere with a touch of Floridian flair, Davis artfully layers alligator elements—from an iconic Dennis Goodman Photography print to Schumacher accent pillows in mini-gator print, and an alligator-inspired area rug that adds rich texture underfoot.

Den Bathroom: Inspired by the vintage Old Florida artwork located to the left of the vanity, Davis crafted this bathroom with alligator mosaic wallpaper, a detailed coastline map, and leather-accented deep blue cabinetry—paying tribute to the homeowner’s Florida roots while blending tradition and personal style into a warm, inviting space.

Guest Bathroom: Gold accents on the campaign-style furniture are reinterpreted in the en-suite with an abstract palm-leaf wallcovering from Phillip Jeffries, its subtle movement and glinting reflection adding dimension. The reflection in the Made Goods mirror reveals delicate bird illustrations, reinforcing the suite’s nature-inspired theme. Overhead, a lantern-like vanity fixture from Wilson Lighting carries the welltraveled aesthetic into the en-suite, lending cohesion to the design with a refined, worldly touch.

Guest Bedroom: Saturated color, intricate pattern, and tropical textures intertwine to create expressive yet approachable, whimsical yet warm design, where cockatoos, hummingbirds, and birdcage pendants serve as playful focal points that anchor the concept. Yet, when subtly is desired, a fascia from Shade & Shutter Concepts conceals the mechanism of the room-darkening shade, allowing the blue fringe and motherof-pearl trim on the drapery to capture attention. Campaign-style pieces, like the Theodore Alexander nightstand and Century bed, lend a “globe-trotting” sensibility.

Guest Bedroom: Across the headboard wall, and echoed in the en-suite, a custom wallcovering introduces a soft sea-salt hue, carried onto the walls and ceiling in Sea Salt by Sherwin-Williams. “We went with a whimsical goblet pleat,” Davis shares about the drapery. “Brush fringe accents the pleats and trails the leading edge, finished with playful pom-poms.” The detail harmonizes with the Ikat fabric on the bed scarf and pillows, trimmed in oversized pom-pom fringe from Kravet.

Guest Bathroom: The pineapple, a longstanding American emblem of hospitality, feels especially fitting for this home. This Hinkley Lighting vanity fixture, with its playful silhouette, adds personality to the en-suite while complementing the mirror’s cane-detailed inset and frame. Though the vanity was pre-selected, Davis elevates it with hardware from Modern Matter — brushed-brass pulls inset with semi-precious moonstone — that impart a subtle, glowing warmth.

Yet in the primary bathroom, the navy hue recedes, welcoming a serene palette of creamy white and silver accents. Across the bedrooms, drapery becomes a signature statement. In one, Davis shares, “We layered brush fringe with mother-of-pearl beading — every detail was part of the story. Even with all that pattern and color, the space still feels warm and approachable.” In the den, the window treatment shifts toward function, creating a moody retreat where gators — a uniquely Floridian motif — meet a movie-night atmosphere, making it a destination within the home’s vibrant Palm Beach spirit. n

Lanai: The custom outdoor rug nearly spans the terrace, templated and cut to match the circular radius of the building for maximum functionality and a tailored look for a homeowner who enjoys spending time outdoors. Wood-look tile grounds the space and climbs the wall as an accent. Durable furnishings from Ebel are upholstered in crisp white fabric on the sofa, with nautical blue-and-white stripes on the chairs for a coastal nod. Atop the table, a whimsical Floridian centerpiece — a mother-and-daughter flamingo pair.

Each oak tread atop the white mono-stringer forms an architectural rhythm and allows light to filter through — echoed by the woven chandeliers above. The Coreca XXL from the Legno Bastone Wide Plank Flooring XXL Collection — sourced from Naples Flooring Company — grounds the landing with timeless distinction. This European-made flooring showcases random plank widths ranging from 11” to an impressive 19”, blending elegance with durability to create a timeless foundation. Radick shares, “The stairway functions like the home’s very own piece of art, offering a glimpse into the craftsmanship and serene palette.”

Great Room: Rustic wood beams span the ceiling, creating an earthy presence that draws the eye to the outdoors through a Weiland liftslide door by Andersen Windows & Doors, sourced from Florida Wood Window and Door. “There isn’t a bad view in the home,” says Radick — and here, that view includes a burst of fuchsia bougainvillea, the shimmer of open water, and a horizon lined with lush mangroves. The interiors remain grounded in neutral, organic tones to complement the vibrant, sundrenched palette just beyond the glass.

Service Kitchen: The verdant view is the capstone of this tone-on-tone service kitchen, drawing a vibrant hint of the tropical setting into an otherwise serene and monochromatic palette. The ashy-hued farmhouse sink introduces a note of unexpected character, while white oak cabinetry accented with gold pulls frames the Sub-Zero wine refrigerator and Miele coffee maker. Illuminated open shelves bring dimension to the opalescent tile backsplash, heightening this refined, highly functional space.

Kitchen: The lack of upper cabinets on the hood wall provides an opportunity for artistic expression, allowing for curated displays and emphasizing the sculptural design of the curvilinear, wood-banded hood. Main Floor Primary Suite: Custom white oak doors open to a gallery-style hallway, where rustic ceiling beams and beaded chandeliers establish a rhythmic procession toward the southern view. This axis anchors the suite, leading to a bedroom layered in restful textures and to a bathroom defined by symmetry. There, a plumb wall clad in handcrafted cement tile from Zia Tile conceals the shower fixtures — an expression of the home’s attention to function with style.

The home features a tranquil, two-toned palette of inviting white and natural wood. Yet the meticulous attention to material form — whether hand-hewn or intricately carved — introduces a nuanced complexity to the interiors alongside broader architectural gestures. “Placing the stairway at the front of the home is a deliberate architectural move,” shares Kukk. “It allows the largest window in the house to act as a light well, drawing natural light through the center.”

That center is the great room, where substantial ceiling beams draw the eye outward toward the award-winning pool, while tailored furnishings in lavish textures lend a grounded sense of comfort to the home’s refined interior. Nearby, the kitchen — recognized with the “Best Kitchen Design” award — makes a powerful statement through white oak cabinetry, gold accents, and a tonal palette that reinforces the home’s composed identity. The absence of upper cabinets around the hood reveals an expanse of Calacatta Gold Macchia Vecchia marble, allowing this material’s movement and hue to be fully appreciated. u

Above, a golden branch chandelier embraces the nature motif, drawing from the scenic wallcovering behind the tub to evoke a feeling of restorative calm. In the adjacent primary bathroom, the circular motif — introduced at the custom doors — reappears in the decorative vanity mirrors and culminates in the intricately detailed mirror at the center wall.

Beyond the home’s peaceful palette and remarkable materials, the estate features dual primary suites — one on the main floor and one above — which is a rarity in this region. The main-floor suite embraces an earthy, Moroccan-inspired aesthetic, where organic textures meet pewter and polished gold accents. Just steps from the exercise room and outdoor oasis, it’s serene and accessible. Upstairs, the pinnacle suite rivals luxury itself — recognized with the award for “Best Master Suite”. As you approach, Chicago reclaimed brick pavers lend a sense of history, while the manicured landscape establishes symmetry and softens the exterior with organic texture.

Outdoor Living: Tailored beams bring the refined interior style to the outdoors, where no singular view lacks beauty or interest from the cozy cushioned seating. Across the Ipe deck, vibrant bougainvillea climbs the white façade, softening the structure, while the natural landscape is mirrored in the white and fuchsia blooms surrounding the pool. Castle Services of Southwest Florida installed motorized hurricane shutters and motorized insect screens, enhancing both comfort and protection. Featuring integrated smart home technology, including television and sound systems, Radick notes, “It’s a great space for entertaining or enjoying the outdoor Florida lifestyle.”

A VISIONARY DESIGN TEAM CRAFTS A COMFORTABLE AND ELEVATED HOME, TAILORED FOR DISCERNING BUYERS

WWhen Residential Designer Richard Guzman of R.G. Designs began planning this speculative home for Custom Home Builder Chris Stout, he envisioned a property that would blend architectural elegance with everyday livability. “It had to have a lot of bedrooms — that was a key part of the program,” Guzman explains, emphasizing the home’s family-oriented neighborhood and expansive lot. Moving beyond simply meeting room count requirements, Guzman’s vision focused on a layout that pays homage to traditional British West Indies architecture while incorporating modern design sensibilities, resulting in a home that is both timeless and tailored for contemporary living.

“What I love most about the home is the versatility and livability of the floor plan, combined with the privacy afforded by the acreage in such a centralized and convenient location in town,” Stout says. u

Front Elevation: This British Colonial-inspired West Indies estate effortlessly blends classic elegance with a fresh, modern edge. Given full creative freedom, Guzman designed the exterior to feature timeless elements — Colonial decorative shutters framing the windows and Bahama shutters installed by Castle Services of Southwest Florida, clean rectilinear lines, and a gracious motorcourt driveway leading to dual garages. Symmetry at the entry enhances the home’s stately presence, while crisp white walls and lush landscaping create a warm, inviting approach. The result is a residence that feels both deeply rooted in tradition and thoughtfully tailored for contemporary Naples living.

Foyer: Striking Legno Bastone Wide Plank Flooring sourced from Naples Flooring Company — specifically, the exclusive Lancaster 13mm floor from the La Famiglia Collection — is laid in a herringbone pattern, anchoring the foyer alongside Holly Hunt blue grasscloth walls and oversized Visual Comfort sconces for a bold, sophisticated atmosphere. Wood ceiling beams and a rich textural palette add an elevated edge, making this one of the Calusa Bay Interior Design team’s most memorable entries to date. “We hadn’t done an entry like this before,” says interior designer Zoe Alfrey of Calusa Bay Interior Design. “It felt cool and coastal but elevated.” The team paired an Alder & Tweed Furniture round table with Vanguard ottomans in deep gray-blue Holly Hunt leather. “We wanted the best of both worlds,” Guzman explains. “A true foyer that gives you some formality but also a great room plan.”

Kitchen: Glazed white perimeter cabinetry and rift-cut white oak islands from SOHO Kitchens & Design create a kitchen that is both polished and inviting. Cristallo quartzite countertops and a backsplash from UMI Stone introduce layers of texture and subtle depth. A china cabinet with glass and black metal accents acts as a sophisticated focal point, mirroring the symmetry of a window across the room. Stainless steel appliances and plumbing fixtures from Ferguson Home add a sleek, contemporary touch that perfectly complement this light, airy, coastal-inspired kitchen.

Dining Room: Textural sheer draperies crafted from Fabricut fabric, a sculptural cocoa bead chandelier by Palecek, and a Vanguard dining table combine to create an inviting, layered look that elegantly balances warmth and sophistication in the dining room. The design team selected patterned blue dining chairs upholstered in a mix of Romo and Schumacher fabrics, introducing a soft, welcoming contrast. Building on the colorforward foyer, the space incorporates creams and whites to create a light and airy ambiance — ideal for entertaining.

The result is a sprawling, light-filled home defined by a strong sense of symmetry and spatial awareness. Guzman’s floor plan maximizes the site’s potential, featuring tall windows, expansive corner glass treatments, and a careful balance between privacy and openness.

The carefully crafted architectural foundation provided the perfect canvas for Calusa Bay Interior Design, led by Design Director Liz Brown, to take the vision further. Celebrated for their fresh and sophisticated approach to transitional coastal style, Brown and interior designer Zoe Alfrey infused the home with their signature warmth and texture—deliberately avoiding predictable clichés in favor of a more layered, inviting aesthetic. “We called it a warmer take on coastal transitional,” Brown explains. “It’s less about the typical blue-and-white palette and more focused on texture and dimension.” u

Bar: The design team envisioned the dramatic wood wrapping by SOHO Kitchens & Design as a centerpiece, transforming the bar into a striking focal point. Romo grasscloth wallpaper and open metal shelving combine for a bold, contemporary contrast. Alabaster sconces and Cristallo surfaces add a refined yet inviting touch, subtly echoing the palette of the nearby kitchen.

The collaboration unfolded effortlessly, anchored by the home’s robust architectural foundation. Guzman’s detailed drawings showcased distinctive ceiling treatments, exposed beams, and a fluid structural flow that set a clear design direction. Building on this framework, Brown’s team thoughtfully layered in tones and finishes — meticulously selecting wood hues, paint colors, tile, cabinetry, and lighting — to infuse the space with personality while maintaining a cohesive and harmonious aesthetic throughout the home.

The seamless synergy between architecture and interior design is immediately apparent upon entering the foyer, which serves as a grand reception area. Vaulted ceilings, herringbone floors, and oversized sconces come together to create a bold, sophisticated welcome — far exceeding typical expectations for a spec home. These carefully crafted elements make a striking first impression, perfectly setting the tone for the home’s refined and thoughtfully curated ambiance. u

Living Room: A wood-paneled feature wall and porcelain fireplace surround, thoughtfully designed by the Calusa Bay Interior Design team, establish visual continuity and serve as a dramatic focal point, anchoring the open-concept living space. A wagon-wheel chandelier by Crystorama Lighting commands attention from above, while a Loloi rug unifies the area below. The living room is both cozy and refined, featuring a generous EJ Victor sectional and two Century swivel chairs — striking the perfect balance between comfort and style, with seamless views into the outdoor living area.

Guzman’s emphasis on natural light is a defining feature throughout the home, shaping key architectural design choices at every turn. Expansive corner windows flood the main living areas with brightness, while thoughtful sight lines stretch from the entryway straight through to the linear backyard pool, enhancing the home’s sense of openness and visual depth.

Brown’s interiors are carefully crafted to complement this abundance of natural light. Warm wood tones flow seamlessly across ceilings and door casings, fostering a sense of continuity and inviting warmth throughout the space. In the kitchen, glazed white cabinetry paired with rift-cut white oak islands strikes a harmonious balance between refined style and practical flexibility. “Even though it’s a spec home, we wanted to avoid any hint of generic,” Brown explains.

Stout notes, “I really like their ability to blend a coastal feel with warm and traditional elements. Their designs reach and attract a broad audience.”

The outdoor living spaces were the result of a true collaborative effort. Guzman designed distinctive ceiling details to define the dining and lounge areas, while Brown’s team selected faux-wood finishes and coordinated materials that echo the interior palette. “We wanted it to feel like a continuation, not a departure,” Alfrey explains. u

Primary Bedroom: The primary suite is thoughtfully located on one side of the home to ensure maximum seclusion and privacy. The bedroom features blush and turquoise accents, anchored by a dark-framed bed from Hickory White and enriched by plush velvet reading chairs from Four Hands. Layered textures — including a Loloi rug with a subtle coral-inspired pattern and lighter wood tones — infuse the space with a fresh, tranquil ambiance. Expansive views and direct access to the pool area enhance the feeling of a private retreat, seamlessly blending relaxation with effortless indoor-outdoor living.

Primary Bathroom: The expansive primary bathroom is accessed through a hallway flanked by two closets and a water closet, where a chevron wood inlay introduces visual warmth and intrigue. Inside, dual vanities by SOHO Kitchens & Design frame the space, while twin showers face a central soaking tub, striking an ideal balance of practicality and luxury. A section of Dolomite marble mosaic tile from Design Works enriches the floor, while veined marble countertops and a glass chandelier from Regina Andrew add softness and elegance, culminating in a spa-quality retreat.

Bonus Room: Nestled at the end of the guest bedroom wing, the bonus room bursts with personality and vibrant energy, making it a lively, loungeready retreat. “It’s definitely our favorite room,” Alfrey notes. A custom Vanguard sectional, paired with black walnut geometric Zurich coffee tables from Alder & Tweed and a bold Loloi rug, establishes a stylish yet relaxed atmosphere that is perfect for kids or guests to unwind. Playful pops of color from eclectic pillows and a tiered Palecek chandelier add earthy warmth, creating a space that perfectly balances comfort with contemporary flair.

Bonus Room Bathroom: Designed for both style and practicality, this high-traffic bathroom offers direct access to the pool. A rift-cut white oak vanity and blue-gray tile accents echo the adjacent bonus room, creating a cohesive flow through harmonious color and texture. Light-colored tiles throughout maintain a fresh, bright ambiance, making the space welcoming and ideal for guests and poolside leisure.

Guest Bedroom (Right): Each guest bedroom is carefully designed to be similar in size, yet each showcases its distinctive character within a cohesive overall aesthetic. This bedroom features a fully upholstered bedframe dressed in layered Pom Pom at Home bedding, evoking both comfort and style. A wool Loloi rug and an intricate chandelier add depth and visual interest, while blue and taupe accents enhance the soft blue vanity and shower tile in the adjoining bathroom, creating a seamless connection between the spaces.

Guest Bedroom (Below): Featuring a balanced palette of blue and gray tones, the suede bed is dressed with striped Euro shams and terracotta linens that reflect the artwork above, creating a look that is both sophisticated and bold. Soft cream-colored nightstands with bone inlay and an upholstered bench provide a stylish contrast, while zebra-print pillows from Ryan Studio add a playful touch. The result is an inviting, layered bedroom that feels effortlessly chic and full of personality.

The home’s interior is designed to accommodate large gatherings, and the team thoughtfully extended this vision outdoors with expansive spaces for entertaining and play that fully leverage the generous lot, notes Landscape Architect Aaron Denton. “Working with Chris and the team was a great fit, and the collaboration helped develop a magnificent estate,” he reflects.

Ultimately, the home strikes a rare balance between bold design and universal appeal. For Guzman, the abundant use of glass stands out— welcoming natural light and seamlessly blending indoor and outdoor living. Brown’s team highlights the entry and bar areas as favorite design moments, where wood-wrapped walls, metal shelving, and textured wallpaper come together to create unexpected drama. Yet perhaps the most significant achievement lies in the home’s effortless functionality: thoughtfully zoned for everyday living, crafted for comfort, and elevated by layered, intentional style. “The buyers, a couple downsizing from a waterfront property, walked in and immediately felt it was easy, livable, and comfortable,” Brown shares. “That’s exactly what we set out to achieve.” n

Rear Elevation & Pool: Perfectly aligned with the home’s front entry, the long, rectilinear “Chanel No. 5” pool was a key element of Guzman’s original vision. Oriented north to south, it creates a striking sightline extending from the foyer directly to the backyard. The landscape architect embraced this concept, enhancing the sleek design with a spa and sun shelf, crafting a resort-style focal point that balances visual drama with serene relaxation. Elevating the experience even further, Castle Services of Southwest Florida installed sleek motorized insect screens, allowing the homeowners to dissolve the boundaries between indoors and out at the touch of a button.

Outdoor Living: Expansive while seamlessly connected, the outdoor living space is thoughtfully divided into distinct dining and lounge areas, each enhanced by unique ceiling details crafted by Guzman. Faux-wood materials, a linear fireplace, and a long glass-tiled pool featuring integrated fire and water elements make this space as inviting and livable as the interiors. “The abundance of glass in the back creates a dynamic experience,” Guzman explains. “When you walk into this house, your view extends through the home to nature and sunlight. You don’t have to have water views to appreciate this.”

Foyer & Dining Room: The stairwell’s placement allows the foyer, dining room, and living room to unfold in a sophisticated, gallery-like arrangement. Reed cultivates a harmonious palette with striking focal points, including a wine enclosure backed in luminous onyx and detailed with custom niches to reinforce symmetry. Sleek furnishings from Vanguard Furniture suit the formality of the space, while three painted cast plaster pendants from designer Marcel Wanders hang overhead. Warm wood, intricate detailing, and tonal whites reflect the home’s cohesive design language.

OOn Port Royal’s Man of War Cove, this contemporary estate speaks to those who value architectural intention, a prime location, and move-in-ready elegance. It’s the result of a collaboration led by VIV Homes, which strategically selects rare parcels in Port Royal to shape one-of-a-kind estates.

“The availability of wide, on-the-water, west-facing lots is incredibly scarce,” shares Luxury Real Estate Advisor Rex Miller of William Raveis Real Estate. “From the time VIV Homes purchased and sold this lot, I can only think of one other with similar attributes that became available.” At about 20 percent larger than a standard parcel, the site was even more desirable — the kind of opportunity VIV Homes knows how to spot and seize. With that added scale, Phil McHenry, Senior Project Manager at Architectural Land Design, elevates the outdoor experience and amplifies the home’s resort potential. u

Living Room: Tailored accessories — including select pieces from John-Richard — adorn the built-ins, which feature white cabinetry with gold pulls, framed by a border of stained white oak. The warm wood creates a grounding effect, and Interior Designer Carly Reed, Head of Design at VIV Homes, utilizes it to define the ceiling. A lacquered brass and crystal chandelier from Restoration Hardware adds a gentle radiance, which is similarly reflected in the illuminated onyx. A custom rug anchors the setting, where furnishings sourced through Mantra Furnishings bring an inviting softness and tonal clarity.

Kitchen & Butler’s Pantry: Polished gold trim frames the white Cristallo quartzite island, while the vertical-ribbed surface beneath catches and disperses light — a motif carried throughout the design. Matte white plumbing fixtures support the palette and complement the pendants from Currey & Company, while subtler elements, like metal-cased upper cabinets and a bronze-rimmed scagliola plaster hood, reflect Reed’s control of tone and finish. The same level of design continues in the pantry, which offers thoughtful storage, integrated appliances, and discreet utility.

These expert collaborators quite literally think outside the box — the home’s envelope — to reclaim valuable interior square footage that mechanical, electrical, and plumbing (MEP) requirements would have otherwise occupied. Instead, the MEP is cleverly concealed behind a water feature out front. Clad in quartzite and softened by espaliered confederate jasmine, it reflects luxury through problem-solving. This creative spark doesn’t end with concealment. President Jon Kukk, AIA, of Kukk Architecture & Design, explains, “The water feature brings visual balance to the front elevation, offsetting the massing of the three-car garage.”

From the foyer, the open-concept layout reveals what Kukk describes as the “dichotomy of the floor plan” — formal living and dining upon entry, while their informal counterparts are just beyond the kitchen. “People want open-concept living, but they also want spaces that can function independently,” he explains. “This plan allows for both.” The staircase, discreetly to the side, preserves the open sightlines that extend toward the spectacular outdoor living. Interior Designer Carly Reed, Head of Design at VIV Homes, enhances this experience through a tonal palette and the repetition of tailored details for a design that invites personalization or stands elegantly on its own. u

Primary Bedroom: “The whole house is light, timeless, and chic,” shares Reed, who adds “quiet layers” of soft whites in varied finishes and materials. “White becomes dynamic when layered through texture.” A linear run of bronze mirror frames the windows, nightstands, and the four-poster bed with airy bedding from SFERRA. The chandelier with gold hardware from Visual Comfort gleams overhead, while sculptural furnishings in soft white fabric reinforce the intention, and the mirror reflects the view.

Primary Bathroom: Reed composes a stunning collage of natural materials that converge in the shower — ribbed Opal White marble cascades from the window, framed by polished Calacatta and trimmed in a brushed gold band. The same Opal White appears again at the vanity, positioned in full view from the custom stool. Gold wall-mounted fixtures from Ferguson Home add finesse to the composition, much like the clean-lined Poliform closet system beyond.

“We provide high-end finishes complemented by beautiful artwork and curated furnishings. When it comes to color, we prefer to keep the base palette neutral,” says Reed. From the great room to the primary suite, she maintains a style of restraint and refinement, balancing a white-on-white palette with the warmth of white oak and accents of brass and gold. Reed’s focus on continuity starts with the water feature, which is clad in ribbed Taj Mahal quartzite — a linear detail that recurs throughout the design. This disciplined approach is what distinguishes estates of this caliber.

McHenry carries the Sylvester palms from the front to the back, bringing a tropical aesthetic to the whole property. He works closely with the architect and developer to realize this resort-like experience, despite the site’s unique Port Royal setbacks. “We stepped the pool down to handle the elevation change,” McHenry shares. “From there, the path continues to the second outdoor kitchen, and then down to the fire pit overlooking the bay.” VIV Homes doesn’t simply mold the land — they recognize its rarity and, through strategic collaboration, deliver an estate that exceeds even its prestigious setting. n

VIP Bathroom: Mystery White marble grounds the room with elegant warmth, its soft veining carrying hints of taupe that move through the space. Ribbed Opal White marble introduces texture, and together these marbles form a brilliant dialogue between structure and fluidity. Reed plays with geometry throughout, from the round mirror that echoes the silhouette of the pendants from Lee Broom to the artwork from Quintessa Art, which layers rectangular forms within fluid borders.

Upstairs Hallway: Reed’s design on the upper level evokes the sensation of being lifted into the sky —open, luminous, and weightless. The Cloud chandelier by Apparatus enhances the effect with its sculptural, three-dimensional form, while the artwork from Natural Curiosities’ Cloud Collection adds the visual illusion of an actual window. Spotlights lead the eye to a white planter of bamboo that anchors the hallway. Vertical cladding along the wall complements the iron railing and warm wood handrail.

Office: Traveler’s Palms provide tropical texture against the stepped window casings and cool umber-toned wall cladding that reappears in the ceiling and custom desk. Reed elevates the functional office with built-ins topped with Calacatta Lincoln marble, complemented by the serene view framed by Andersen® Windows & Doors, sourced through Florida Wood Window and Door. Lancaster 13mm planks from Legno Bastone Wide Plank Flooring’s La Famiglia collection, sourced through Naples Flooring Company, extend seamlessly to the glass, accentuating the home’s precise architectural sightlines.

Outdoor Living & Kitchen: An inviting seating arrangement from Eichholtz encircles the Serena & Lily cocktail table, introducing organic shapes reminiscent of the potted lady palms that flank the sleek, clean-lined fireplace. The surround, crafted from Taj Mahal quartzite, adds warmth and delicate movement — mirrored in the outdoor kitchen countertops for visual continuity. Above the dining table, a chandelier from Lowcountry Lighting features oyster shells and crystal, reflecting the natural shimmer and tonal balance of the nearby outdoor living room fixture. To ensure year-round comfort and protection, Castle Services of Southwest Florida installed motorized insect screens and motorized hurricane shutters.

Front Elevation: A grand herringbone-patterned driveway leads to the dramatic entrance of this Coastal Contemporary estate, where smooth limestone cladding paired with Cloud Cover by Benjamin Moore maintains a soft tonal balance. Two-story columns adorned with brackets, corbels, and oversized lanterns from Bevolo enrich the coastal aesthetic. Arched Entry Porch: Arrival unfolds along the rectilinear cast-in-place tabby concrete path, meandering through an undulating landscape edged with smooth Mexican beach pebbles. This inviting journey culminates at a picturesque shelter, where a cozy bed swing from Lowcountry Originals awaits. “The front door is through this arch, tucked around the corner,” shares Alex Thies, Owner and Creative Director of Adelyn Charles Interiors. “There’s something very charming about that. We added the swing as a nod to Southern architecture, which is something you don’t often see in Southwest Florida.”

Front Elevation: The home’s architecture strikes a fresh balance, blending modern coastal style with subtle nods to Southern traditions, British West Indies influences, and the relaxed spirit of Southwest Florida. “The theme was to keep the plantscape tropical,” notes Senior Project Manager Philip McHenry of Architectural Land Design. “Coconut palms frame the motor court, immediately setting the tone for a beachside experience.” Thies extends that breezy aesthetic through thoughtful details — green accents on the garage, Bahama shutters, and a West Indies-inspired railing, all finished in Sea Salt by Sherwin-Williams, a hue that feels both energizing and timeless.

Family Room: Thies accents the wall with natural white oak panels, creating both a striking focal point and a warm backdrop for the waffle-textured Palecek club chairs, which bring rich, tactile depth to the space. A sculptural console behind the sectional grounds the crisp white upholstery with its deeper wood finish and elegant curved base. Balancing the arrangement, U-shaped club chairs from Lexington Home Brands bring a playful sense of geometry and practical comfort, their seats upholstered in durable performance fabric for everyday ease.

FFrom the very beginning, Alex Thies — Owner and Creative Director of Adelyn Charles Interiors — set the tone for the project, weaving a resort-casual spirit into every corner of the home. Soft hues and a fresh, coastal-inspired palette shaped an atmosphere that felt both elevated and effortless. As the design began to come to life, the investors — initially planning to sell — found themselves unexpectedly drawn in. The finished spaces echoed their style so naturally that parting with the home no longer felt possible. “They fell in love with that easy, breezy vibe,” Thies shares.

While the stunning design and sweeping views over Estero Bay are captivating, Luxury Builder Thomas Potter of Potter Homes recognized the complexities presented by the irregular lot. Rising to the challenge, the team worked together to devise a floor plan that made the most of the lot’s distinctive shape and picturesque vantage points. “Jake Irwin, the architect, has such a talent for exteriors—it’s an incredibly fresh and beautiful look for our area,” Thies remarks. u

Bar: Corner windows create a dialogue between the interior, the wrap-around porch, and the tropical greenery beyond — while presenting an interior challenge. Thies responds with a fully equipped bar, incorporating a wine cooler and beverage center from Ferguson Home, with ample storage for stemware and spirits, all in the base cabinetry. Coastal textures enhance the composition, from the woven detail of the counter stools to the pendant lights sourced through Lighting First.

Kitchen Pass-Through: The quartzite countertop, with its subtle veining and soft green undertones, was installed ahead of schedule to allow the hydraulic awning window to sit directly on a single surface, creating an effortless connection between the kitchen and outdoor living. Flanking the pass-through, cabinet towers showcase curated accents, while European white oak flooring from Real Wood Floors anchors the kitchen. Overhead, exposed beams showcase oak in its natural, raw state, amplifying the warm, organic atmosphere woven through the design.

Dining Room: Finished in a warm honey tone, this Lexington Home Brands table provides the perfect foundation for Thies to “showcase casual living” with a table setting that embraces an inviting, effortlessly relaxed aesthetic. Positioned between the family room and kitchen, the dining area is anchored by a statement chandelier strung with cocoa beads, creating a distinct focal point within the open floor plan. Abstract artwork from Leftbank Art, along with playful drapery fabric, infuses the space with dynamic movement, texture, and color.

Shape, color, and texture serve as the foundation of the design, expressed through thoughtful, tactile details — like the hand-collected local seashells embedded into the driveway, a playful homage to the home’s coastal setting. “We cleaned and bleached the shells,” explains Potter, “then scattered them across the soft concrete, where they remain visible and create a lighthearted, beachy ambiance.”

Senior Project Manager Philip McHenry of Architectural Land Design introduces alternating turf strips within the concrete, establishing a visual rhythm that draws the eye toward the arched entry porch. “Every sightline is carefully considered,” McHenry notes. “We use low plantings to keep views open, allowing light and life to flourish just beneath the windows.”

While porches as true destinations are more closely tied to Southern architecture than to Southwest Florida, Thies brings that timeless charm to the entry with a welcoming swing suspended beneath the graceful archway. The exterior is enlivened with a crisp sea-salt green, a hue she thoughtfully carries indoors. Inside, arched motifs reappear in sculptural furnishings, layered with tactile accents and a mix of warm wood tones. “The house as a whole leans transitional,” Thies notes, “with clean-lined modern elements that keep it feeling fresh and current.” u

Kitchen: Thies blends a slim Shaker door with a traditionally styled hood, crafting a thoughtfully curated transitional aesthetic. Moving beyond Florida’s signature blue-and-white palette, she introduces a nuanced green — Techno Gray by Sherwin-Williams — on the island. The backsplash features Graceful Greige in a delicate mermaid-scale tile, adding a subtle coastal texture, while warm brass pendants from Lighting First harmonize perfectly with the faucet and hardware tones.

Primary Bathroom: The floor tile is purposefully selected for its subtlety — calm rather than complex — while in the shower, Thies transitions to a penny-round mosaic from Design Works that remains quiet in its expression. The vanities, anchored by two strong linen towers, are painted Magnetic Gray by Sherwin-Williams, introducing a misty blue hue. Complexity comes through in the tonal wallcovering from Schumacher, while overhead, warm wood beams and a coastal chandelier reinforce the design concept.

Primary Bedroom: Perched on the top floor, the vaulted ceiling brings a sense of grandeur, while Thies enhances intimacy through the use of deeper tones on the wood beams — creating a perfect balance with the rich, woven bed from Vanguard Furniture. A misty blue hue, inspired by the primary bathroom’s palette, softly colors the bedding and the Jaipur Living area rug. Thoughtful attention to shape and form is evident in the gentle curve of the nightstands, the cocoa shell discs of the light fixture, and the circular drapery pattern from Cowtan & Tout. Meanwhile, the closets (not pictured) were expertly crafted by PLC Closets, completing the space with seamless functionality and style.

Thoughtfully orchestrated by Thies, shape emerges as the unifying thread within the interior. “There’s a playful quality to every form,” she observes, highlighting the curved furniture silhouettes, linear wall cladding, and a mix of patterned and textured fabrics—elements that beautifully soften and balance the home’s predominantly square structure. “Even without bold bursts of color,” Thies adds, “we’re creating visual interest through shapes and patterns that add depth and personality, keeping the design dynamic rather than flat or one-dimensional.”

The home exemplifies thoughtful design at every turn, from a hydraulic awning window in the kitchen that transforms into a pass-through for effortless indoor-outdoor living, to the bar area where windows replace conventional upper cabinetry. There, Thies maximizes utility with meticulously tailored base storage, ensuring both form and function. In the dining room, the theme of casual elegance takes center stage: a “perfectly imperfect” table setting embodies the relaxed, unpretentious spirit of the home, seamlessly extending the atmosphere into the adjoining outdoor spaces. u

Loft: Honoring the openness of this vaulted ceiling that runs front to back, Thies designs a beam detail that reinforces the material palette — joined by a procession of woven hemp and handmade bead chandeliers from Ro Sham Beaux, which together unify the expansive space. The morning bar features a decorative subway tile backsplash in Coastal Sea Salt from DeMarco Tile, echoing the hue seen on the custom pillows atop the chairs in this conversation area.

Twin Guest Bedroom: To give the family more flexibility, this guest room is converted to a twin room rather than fitted with another king bed. Upholstered twin beds from CR Laine are selected for their timeless style and dressed in nautical-inspired hues. With wall-to-wall nickel gap paneling in Sherwin-Williams Silver Strand, a nightstand from Gabby becomes the focal point, topped with a rattan-based lamp and a pair of brass whales from Pottery Barn that nod to coastal style.

With a two-story pool cage enveloping the home, every room with outdoor access enjoys the rare blend of screened-in comfort and uninterrupted views of the sparkling pool and the bay beyond. “As a firm, our aesthetic is always about bringing warmth into a home,” Thies explains — an inviting quality that proved so compelling the investors ultimately chose not to sell. What began as a market-ready investment instead became a memory-filled sanctuary. n

Guest Bedroom: “These white oak beams were made by Potter Homes’ trim carpenters,” shares Thies. “Rather than following the linear form of the tray ceiling, we quarter turned the beam design as a diamond within the tray,” — a playful nod to the railing design just beyond the window. Flanking the bed from Universal Furniture are nightstands in a Vanguard hue called Washed Sage, while faux coral wall decor pieces and sculptural lamps from Uttermost exude coastal texture.

Outdoor Living: Durable bar stools featuring woven rope seats and white powder-coated legs from Four Hands line the outdoor side of the awning pass-through, creating a welcoming spot to gather. Just around the corner, Thies introduces a pop of color with a quartzite slab used for both the countertop and backsplash. Overhead, the ceiling is clad in a high-density resin material that mimics wood, sourced from Diamond Resin Products, with a discreetly integrated security camera positioned in the corner.

Pool: While the pool cage shields against everyday intrusions, hurricanes leave a much more profound mark — upending lives and scattering belongings. During the pool excavation, the team uncovers a ceramic bell with a remarkable story: it belongs to Thomas Potter’s in-laws and was carried a half mile by Hurricane Ian in 2022 before coming to rest on this very site. Just as this spec house was meant to become the investors’ home, it seems Potter Homes was meant to build it — and return this heirloom to family hands.

Front Elevation: “A dramatic effect is created between the two date palms, where Alcantarea plants shoot upward,” shares

Landscape Architect Christian Andrea of Architectural Land Design. “It’s a fountain-like gesture — here, the landscape emulates water. The Alcantarea plants create a fountain-like effect.” John Cooney, Partner of Stofft Cooney Architects, sets the garage windows low, allowing plantings against the home to rise and fall with undulation and visual interest. Driveway pavers join a clay tile roof for a cool modern effect, while the wood-plank door and lighting add warmth to the exterior, finished in White Dove by Benjamin Moore.

Entry: “At the entrance pavilion, the roof rests on a recessed tie beam, giving it a floating appearance and creating a shadow line that truly distinguishes this home.” shares Cooney. Once inside, that same thoughtful attention to detail defines the wine room, where overhead mechanicals are cleverly concealed behind a smoked mirror, broadening the visual space and adding subtle depth. Below, a chevron limestone pattern in two tones unites the wine room and foyer — a motif thoughtfully echoed in the stair profile.

IIn this desirable coastal community near Vanderbilt Beach, where demand is high and new construction opportunities are limited, Stock Custom Homes acquires a double lot and simultaneously designs two new residences. “We built two beautiful homes on two of the best lots in the community,” shares Matthew Sellick, President at Stock Custom Homes. “Designing them side-by-side gave us unique control — not just over how each home feels, but how they relate to each other.”

Landscape Architect Christian Andrea of Architectural Land Design shares, “It was a welcome and rare opportunity to influence how the homes relate to each other — not just aesthetically, but spatially. Kitchen: “We kept the same wood stain, but painted the cabinets above. It’s more casual this way,” shares Senior Project Manager Jessica Lee. Above the Wolf range from Fuse Specialty Appliances, the design team creates a stunning hood wall with Cristallo quartzite to the ceiling. Above the soapstone-topped island are two modern pendants sourced through Wilson Lighting, while counter stools from Lee Industries cozy up to the wood top extension on the island.

Dining Room: Visible from the foyer, each lighting fixture was thoughtfully chosen by the designers to contribute to the overall composition while also making a distinctive statement on its own. Floating above the dining table — curated with oversized beads, sculptural bowls, and a vase of feathery pampas grass — the organic light fixture by Regina Andrew casts a warm glow, introducing an element the team describes as unexpected, elegantly relaxed, and effortlessly free-flowing. The view of the outdoor kitchen, framed by Andersen Windows & Doors and sourced through Florida Wood Window and Door, contributes to this luxurious layered visual.

Bar: A featured black high-gloss backdrop accented with polished brass details, and a Cristallo quartzite bar, set a moody and sophisticated ambiance. Office: “The cabinetry is painted, and we felt black was a strong element for this room — it leans more masculine and anchors the entire space,” shares Lee. Their careful layering creates interiors that are sophisticated yet relaxed, striking a perfect balance where elegance harmonizes effortlessly with comfort.

Rear Elevation: To preserve uninterrupted lake views from inside, the outdoor living fireplace (not pictured) was strategically positioned, creating a blank wall on its reverse side. “Christian added a wow-factor with this stunning water wall,” shares Sellick. Its smooth surface allows water to cascade gently without splashing, perfectly complementing the pool’s stair-stepped waterfall and recessed spa. Andrea enhances the landscape with a varied plant palette, featuring silver Alcantarea and a graceful cluster of Christmas palms. Coordinating barstools echo the dining chairs, reinforcing design continuity. Just beyond, a bonus sitting area strikes a balance of comfort and quiet elegance, featuring a floating high‑gloss console and inviting curved‑back chairs.

Foyer: Formerly dominated by bold zebra inlay tile, the entry now welcomes visitors with a feeling of calm and sophistication. Travertine floors featuring a dramatic inlay mosaic ground the space, complemented by fluted wood panels and a Phillip Jeffries cork wallcovering that adds inviting warmth and tactile richness. Overhead, a sculptural fixture from Fine Art Handcrafted Lighting bathes the foyer in a soft, welcoming glow, illuminating a curated art niche where the homeowners’ selected sculpture draws the eye gracefully inward and upward.

FFor Alexis Limb, Principal Interior Designer of Alexis Marie Interiors, the remodel of this Naples high‑rise went far beyond a simple update — it was a complete re‑envisioning. Her goal: transform a dated, dim residence into a bright, welcoming retreat where elevated design meets easy, barefoot comfort. Here, grandchildren play barefoot on plush rugs while their design‑savvy grandparents savor a glass of wine at a Cristallo‑topped island.

The homeowners came in with a clear vision — one that balanced comfort, elegance, and space for a large, close‑knit family. With four adult children, several grandchildren, and parents just one floor away, the home needed to accommodate lively gatherings as easily as quiet, private moments. “This project was the ideal blend of collaboration, with everyone’s talents aligning to bring the vision to life.” Limb recalls. “The contractor, the homeowners, and our team each brought something valuable to the table, and these perspectives merged into something greater than any one of us could have achieved alone.” u

Living Room: An expansive custom sectional by Rene Cazares hugs the room, upholstered in an ultra-durable, kid-friendly fabric that still exudes a refined, high-end feel. Built-ins with soft lighting and wood-accented shelving frame the TV, while a Kravet rug grounds the space. Limb designed a custom ottoman with hidden casters — perfect for lounging and family movie nights, yet easy to move when needed. A discreet home entertainment system elevates the viewing experience. In a thoughtful touch, Limb repurposed cabinetry from another area of the home to craft the beautiful credenza opposite the TV wall, echoed by a matching piece in the adjacent dining area.

That collaborative spirit resonated with the homeowners: “From the very beginning, Alexis made the entire process seamless and enjoyable. She took the time to truly understand not only our design preferences but also how we live, especially here in Florida,” the homeowner states. “Since this is our second home, we wanted a space centered around entertaining friends and family — something relaxed and welcoming for our eight grandchildren, yet still sophisticated and elevated for us and our adult guests.”

Dining Room: Wanting to bring beloved pieces from another residence into this home, the homeowners chose fully leather‑wrapped chairs to pair with Limb’s selection of a Vanguard glass‑topped round table — perfect for elegant meals and easy conversation. Overhead, a chandelier echoes the foyer fixture, adding both cohesion and a touch of sparkle. Primary Bedroom: A custom bed surrounded by floating nightstands with inset mirrors and bespoke, hand-blown Studio Bel Vetro multi-pendant lights transforms the bed wall into a striking, unique installation. Overhead, a ceiling detail lined in shimmering Phillip Jeffries mica wallcovering catches and shifts with the sunlight.The bed appears to float above a plush Kravet rug, its glow enhanced by hidden LED strip lighting concealed within the frame.

“Blending modern transitional elements with a soft coastal elegance, the design embodies serenity and sophistication,” Limb says. “Every detail was thoughtfully curated to create a space that feels not only refined but genuinely inviting — a home where beauty and comfort coexist seamlessly.” The homeowners mention that creating a showplace wasn’t their intention, yet that is exactly what they achieved.

“With Ali’s guidance and keen eye for design, she pulled everything together beautifully — the result is a home that feels both functional and deeply personal,” the homeowner says. “From the furnishings to the finishes, every detail reflects our unique style.” n

Primary Bathroom: In another example of her ‘salvage what works’ approach, Limb preserved the original travertine flooring in the primary bathroom and throughout select areas of the home. In a vanity design envisioned by the homeowner, Cristallo countertops cascade gracefully partway down the sides of custom cabinetry. Backlit mirrors and suspended light fixtures chosen by the homeowners lend an added note of polish. In contrast, a series of sculptural Terzani fixtures draws the eye to the Cristallo‑clad tub platform, turning it into a luminous centerpiece.

Guest Bedroom & Bathroom: Anchored by a luxury upholstered Bernhardt bedframe dressed in custom linens, patterned pillows, and a plush armchair, this monochromatic guest room offers a serene retreat for visiting family. Limb designed custom crib bedding to mirror the adult linens, creating a seamless, elevated look. In the adjoining bathroom, Limb retained the core elements but refreshed the space with new light fixtures, painted cabinetry, and textured wallcovering in glass-shelved niches, resulting in a spa-inspired ambiance accented by soft blues and coastal neutrals that harmonize with the home’s overall palette. “The homeowners wanted their family to feel completely at home,” Limb shares. “This room captures that spirit.”

WHERE CONSTRAINT SHAPED A BOLD NEW VISION OF WATERFRONT LIVING

Calacatta Gold marble wraps the dual islands, backsplash, and range hood, its radiant veining beautifully reflecting the home’s warm-to-cool color palette. Senior Interior Designer Natalie Kight of Theory Design chose transparent globe pendants that maintain sightlines, adding rhythm and visual interest without detracting from the luxurious marble. Custom cabinetry in a sophisticated greige tone — achieved through a meticulous seven-step staining process — complements the design. The brushed nickel hardware, amber glass-front cabinets, and integrated Gaggenau and Sub-Zero appliances complete the kitchen’s refined composition.

LLuxury seldom begins with restriction, but in this Naples home, limitation sparks creativity. The inherited seawall offers a rare chance to build directly on the water’s edge with no rear setback — an opportunity made possible by the site’s former multifamily foundation. “This home exemplifies Seagate’s vision,” shares President James Nulf of Seagate Development Group, “blending innovative design with effortless functionality.”

Residential Designer Richard Guzman of R.G. Designs recognized early that traditional planning wouldn’t apply. “We had to work from two angled property lines, and each became its own axis,” Guzman explains. “We stayed perpendicular to each one to keep the rooms square, then joined them with glass walls where the angles meet.” That spatial logic carries into the landscape as well.

Project Manager and Designer Cari Buckowich of Outside Productions International describes the front approach as “a visual journey,” where drive, structure, and plantings unfold as one cohesive experience. “We wanted to lead the eye from one feature to the next,” Buckowich says. “It all works together to elevate the arrival.” u

Great Room: A handcrafted wool-and-silk rug and generous custom sectional from Rene Cazares form the foundation for a relaxed gathering, setting the tone in the central living space. Natalie Kight, Senior Interior Designer at Theory Design extends a warm neutral palette throughout, accentuating the space with coffee-toned pillows and a sculptural teak root bowl from Brazil. The soaring 24-foot fireplace clad in book-matched marble commands attention, positioned beside expansive floor-to-ceiling Andersen Windows & Doors — sourced from Florida Wood Window and Door — that flood the room with natural light while seamlessly connecting the interior to the outdoors. Backlit drop soffits and clean-lined railings enhance the home’s modern rhythm and sophisticated flow.

Foyer: A bold, dark metal door ushers you into a dramatic 24-foot-tall entry. Kight crafts a striking focal point with a floor-to-ceiling wall of rift-cut oak slats, softly illuminated by uplights to highlight the natural grain. “There is something timeless about the warmth of natural wood and detailed millwork,” Kight explains. “I allowed these architectural elements to take center stage, letting their presence and elegance define the space.” Opposite, a sculptural staircase crafted by Florida Stairworks & Carpentry showcases white oak treads paired with slender black metal balusters, while above, 28 luminous globes from Lodes Lighting appear to float effortlessly, adding a touch of modern artistry.

Natalie Kight, Senior Interior Designer at Theory Design, amplifies the home’s Coastal Modern style with a palette that transitions from crisp white to deep charcoal, punctuated by black window frames for a striking contrast. “Kight played a pivotal role in translating a layered interior that feels both elevated and tailored,” shares Ruta Menaghlazi, Vice President of Design at Theory Design. “Kight’s attention to detail, collaborative spirit, and thoughtful material selections were instrumental to the home’s success.” Kight carries that vision forward, sharing, “This residence is a refined celebration of the Florida lifestyle, emphasizing natural light, organic materials, and elegant living.”

Guzman notes that the home’s structural complexity is cleverly disguised: “You don’t sense how much the house bends because every room inside reads as clean and rectilinear.” That clarity becomes the foundation for Kight’s work, allowing her to create spaces grounded in material unity. “Every element is tactile and timeless,” Kight adds, “with furnishings that are sculptural and subtly influenced by global design.”

Rich browns, grays, and amber-hued glass-front cabinets define the palette throughout the home’s main living spaces, including the foyer, kitchen, dining, and living. Rift-cut oak walls add linear texture, metallic accents lend a quiet gleam, and Calacatta Gold marble brings soft movement and luminosity — yet rather than compete for attention, each material “speaks the same language,” reinforcing the design’s harmony. u

Primary Bedroom: Kight layers a custom upholstered bed and bench atop a handknotted silk-and-wool ombré rug that shifts from indigo to cream, introducing just the right amount of color into the neutral palette — a move echoed in the artwork above. Nightstands from Vanguard Furniture are paired with alabaster lamps by Visual Comfort, selected for their sculptural form and luxurious material. Tailored drapery from Zinc Textile, descends from a concealed pocket behind the double tray ceiling.

Primary Bathroom: Full-height slabs of Calacatta Arabescato marble from Design Works envelop the shower, where a Kohler Anthem and Vichy system delivers a rejuvenating hydrotherapy experience. Vertical niches add height and sculptural rhythm. A freestanding tub from Ferguson Home anchors the space, paired with gold fixtures that lend warmth and polish. Arabescato marble tiles extend above the tub, creating a functional ledge that serves as a minimalist candle shelf for moments of relaxation.

Office: Anchoring the space above the custom millwork desk, a dramatic 72-inch chandelier commands attention with its cascading tiers of black metal chains, thoughtfully echoing the home’s dark accents. Behind the desk, a bespoke built-in features staggered vertical columns that interrupt the shelving run, adding rhythm and a distinctly masculine edge. Beneath it all, Legno Bastone Wide Plank Flooring in Rosina G1 — laid in a sophisticated herringbone pattern by Naples Flooring Company — grounds the room with warmth and refined elegance.

Kight subtly channels the elegance of luxury resorts and global fashion houses in the primary suite, where a Louis Vuitton throw adds a touch of refined, worldly sophistication. In contrast, the game room showcases an exhibition of rich materials and sculptural forms, highlighted by monochromatic vases and custom millwork as key design elements. Around the perimeter, a waterfront walkway with transparent balcony railings extends to the lakeside lounge, where the breathtaking view becomes the ultimate focal point.

At the rear, the pool water cascades over not one but two infinity edges, creating an illusion of merging with the lake — a gesture of visual harmony that transforms the home’s constraints into its most compelling feature. The design’s strength lies in its innovative thinking, which transcends traditional limitations. n

The game room’s full-height marble bar wall commands attention, beautifully contrasted by warm cabinetry finished in a custom stain distinct from the kitchen. Floating amber glass-front cabinets add a touch of refinement, while sculptural décor within the built-ins casts dynamic shapes and shadows against the rift-cut oak. A Marcel Wanders chandelier punctuates the ceiling, echoing the room’s rounded design motifs. Every detail is thoughtfully integrated into the millwork, maintaining a clean, tailored aesthetic that perfectly balances functionality and display.

Outdoor Living: Accoya wood in a herringbone pattern clads the ceiling, introducing warmth and interest. Kight selects deep, low-profile sectional sofas from Harbour — their tailored form and tonal palette continue the refined language of the interior. A modern fireplace is centered on a textured tile wall, with glass railings beyond, creating the impression of floating just above the lake’s edge. “You don’t see the ground—you just see water,” says Guzman, who pushed the structure to the seawall’s limits. Cleverly hidden motorized insect screens installed by Castle Services of Southwest Florida provide seamless protection from bugs without disrupting the clean lines and open feel of the outdoor living spaces.

Pool: Two infinity edges converge at the pool’s corner, creating a mirror-like dissolve into the lake beyond. The pool design features a raised spa that mirrors the view, providing layered sightlines across the water and sky. “We wanted a clean aesthetic,” says Buckowich. “The fire bowls create warmth and draw you outside.” She softens the shellstone deck with turf insets — an echo of the front landscape’s rhythm — bringing texture and greenery into this striking, water-framed retreat.

Front Elevation: A three-car garage aligns with the angled footprint, while tropical plantings bring height, movement, and texture. Buckowich explains, “We used turf block to add green space and break up the large expanse of paving.” She adds, “To add articulation and a crisp edge, we combined contrasting pavers with six-inch wide faux turf inlays.” Castle Services of Southwest Florida installed the hurricane shutters throughout the home as well as Bahama shutters over the garage, enhancing both protection and style. Kight’s exterior palette completes the scene, shifting from Pure White by Sherwin-Williams to the deep charcoal of the garage doors.
